



Rosedale Park Primary School
Access and Transport

There will be a two-way access into the school, located on the western boundary via the local centre. This will connect to the proposed new Spine Road, which is being delivered as part of the wider Rosedale Park development. On-site parking will be provided for staff, as well as disabled parking and drop-off parking.
A footway will run along the length of the western boundary of the school site, and a bus stop is provided as part of the central square (conveniently close to the school site), encouraging both pupils and their parents to make active travel choices. To support this, sheltered cycle parking will be provided.
Ecology and Sustainability
Crest Nicholson are passionate about sustainability, and Rosedale Park Primary School will meet all sustainability requirements – aiming for BREEAM ‘Very Good’.
In addition to this, Crest Nicholson will be taking measures to retain and strengthen the site’s ecology – providing wildlife habitats, ecological features, and retaining some vegetation. In particular, landscaping will be concentrated around the sloped areas of the site – which will also work to restrict access for students and ensure their safety.
Design
Reflecting the nearby proposed Local Centre, the Rosedale Park Primary School will be designed with a combination of red and buff bricks to provide consistency across the hub of community uses at the heart of Rosedale Park.
There will be a variety of colour throughout the building – such as in the covered play area, and throughout the design – providing a distinct character to the school that will not be replicated anywhere else in Rosedale Park.

Crest Nicholson have drawn on the existing layouts of nearby primary schools – specifically High Leigh Primary School in Hoddesdon, and Avanti Meadows Primary School in Bishop’s Stortford – to best design a space that works for students and staff.
Internally, Rosedale Park will be based on the same successful layout as High Leigh Primary School, which was subject to the same standards and utilised a simple, contemporary appearance.
Externally, Rosedale Park Primary School’s layout has drawn on the successful terraced site layout of Avanti Meadows – as Avanti Meadows has made the most of its sloping landscape, which is also is a constraint of the land at Rosedale Park where the school will be built.
As a result, the final design is for a building located on the south of the site that follows the landscape’s natural contours – with the football pitch and running track located downslope to the north of the site.
